Quarter Share Condominiums - Own one week a month! A, B, C, D weeks available in one, two or three bedroom units.

What is vacation quarter ownership?
It is exactly what the name implies... and more. You can own a beautiful vacation home for 25% of the cost of any other real estate alternative while enjoying all of the benefits. Each unit has a full kitchen, living & dining room, full baths, color cable TV, gas fireplace, a balcony or deck and each unit comes equipped with dishware, cookware and linens. The ownership is equally divided between you and three other “owners” with each owner receiving a deed for their share and owning one week every month. There is no joint liability and you make your own decisions on whether to use it, rent it, or trade it. Quarter-Ownership at Deer Park is affordable, flexible, and fun.

Does it matter which week I purchase?
No. There are A, B, C and D weeks. Each owned week begins on a Friday. If you purchase an “A” week you will always have an “A” week. No one-week is better than the other. Besides the annual Calendar changes, each year your week advances to the next week within the month (i.e: 2004 “C” week is 1/23-1/30, 2005 “C” week is 1/28-2/4) to provide each homeowner the fairness of vacationing during different weeks throughout the years.

What are association dues and how much are they?
Association dues (or fees) are monthly fees ranging from $200 - $322 per month depending on the size of the unit. As a Quarter Share Owner your dues include one complimentary cleaning per week, cable, electric, maintenance and all Deer Park Amenities.

What are the amenities on the property?
The amenities include a state-of-the-art recreation center with indoor pool and Jacuzzi, saunas, racquetball courts, weight room, video arcade, great room with fireplace, five tennis courts on property, basketball court, five-acre lake with sandy beaches and a nature path, a community gas grill under the lakeside gazebo, a volleyball courtyard, ice skating rink and shuttle bus service to Loon Mountain Ski Area in the winter. Also situated throughout the property along the Pemigewassett River are picnic tables and charcoal grills.

Are there any other fees?
Yes. There are taxes, water and sewer.

Can I rent my unit?
Yes, Deer park has a rental program you may join. Quarter Share Owners receive 60% of rental income with one complimentary clean a week that is included as part of their dues. You must sign a contract stating the weeks that are available for us to rent. Any schedule changes can be made in writing. Rental income ranges significantly depending on the times of the year you use your unit and how often, and should be considered supplemental income.

Is Deer Park Resort affiliated with an exchange network?
Yes. We are affiliated with Resort Condominiums International (RCI). Deer Park has been awarded a “Resort of International Distinction” by RCI for the past nine years.

What is RCI?
It is a vacation exchange system. The cost of membership starts at approximately $100 per year or you may choose a multi-year option. You may deposit a week with RCI and exchange it for a week at one of the thousands of vacation destinations available to you worldwide.
